Outdoor Cleaning
Power Washing Belfast
A pressure washer will clean almost anything and damage a good deal of it. CSW cleans Belfast surfaces at the pressure they can actually take.
The Damage Is Done In Ten Seconds
There is a particular look to a patio that has been power washed badly, and once you know it you see it everywhere in Belfast. Lines etched into the surface of the flags where the lance was held too close. Sand blown out of every block paving joint so the blocks now move underfoot. Render with clean patches and dirty patches because the pressure lifted the top coat in places. Pointing gone from a wall so water is now getting into it.
None of that is the machine's fault. A pressure washer will take moss, algae, lichen and years of grime off almost any surface, and it will just as happily take the surface off with it. The whole skill is knowing what pressure and what nozzle a particular material can stand, and where a wide fan and a chemical treatment will do a better job than brute force.
The other half of it is what happens after. Block paving that has been cleaned needs its joints refilling, or it will start to shift and weeds will get in faster than before. Cleaning without recharging the joints leaves the driveway worse off in six months than it was before you paid to have it cleaned.
Patios And Paths
Flags, natural stone and concrete cleaned at a pressure the material can take, with joints checked and repointed or refilled where the cleaning has opened them up.
Driveways And Block Paving
Cleaned then rejointed with kiln dried sand, because a block drive stripped of its joint sand will move underfoot and let weeds straight back in.
Render, Walls And Decking
Render and masonry cleaned at low pressure with a wide fan, and timber decking cleaned along the grain rather than across it so the boards are not furred up.
Why CSW For Power Washing
Pressure Matched To Material
Concrete flag, natural stone, render and timber all take completely different treatment. One setting for everything is how surfaces get damaged.
Joints Recharged
Block paving rejointed with kiln dried sand after cleaning. Skipping that leaves the drive worse in six months than before it was washed.
We Know The Substrate
Because we lay paving and render walls, we know what is under the dirt and what will happen if it is hit too hard.
Run Off Considered
Silt and debris swept and collected rather than flushed into the nearest gully, which is a reliable way to block it.
Honest About Results
Some staining does not come out, and some surfaces should not be cleaned at all. We will say so before rather than after.
Repairs Available
If cleaning reveals failed pointing, a cracked flag or damaged render, we can fix it rather than leaving you to find somebody else.
Run Off, Surfaces And Protected Buildings
Power washing needs no consent, but where the water goes matters, and on some buildings the cleaning itself is a consideration. This is general guidance and NI Water and your district council are the authorities on your own property.
Where The Water And Silt Go
Power washing produces a lot of dirty water carrying silt, moss and jointing sand. The sensible place for the solids is swept up and taken away, not flushed into the nearest gully, where silt settles and causes exactly the blockage people call about later.
It is worth being aware that building over or near, or realigning, a public sewer, water main or associated works without NI Water's prior consent is an offence under Article 236 of the Water and Sewerage Services (Northern Ireland) Order 2006, and the protected strip is three metres or one and a half times the depth. That comes into play if cleaning uncovers a drainage problem that needs work rather than a wash.
- Solids are swept and collected rather than hosed into a gully.
- Surface water and foul drainage are separate systems and should stay that way.
- If cleaning reveals a collapsed or blocked gully, that is a repair rather than a cleaning job.
Listed Buildings And Conservation Areas
Cleaning is not usually a planning matter, but on a listed building or in a conservation area the treatment of external surfaces can be. Aggressive cleaning of historic brick, stone or render can cause irreversible damage to the face of the material, and that is precisely what listing exists to prevent.
Permitted development rights come from the Planning (General Permitted Development) Order (Northern Ireland) 2015 and are decided by your district council, and an Article 4 direction removes them in specific areas. Belfast City Council has made Article 4 directions, Malone Park being a published example.
- On a listed or historic building, ask before cleaning rather than after.
- Soft, low pressure methods are almost always the right approach on old masonry.
- Removing a lime render or damaging a soft brick face cannot be undone.
When Cleaning Turns Into Building Work
Cleaning frequently reveals problems it did not cause. Pointing that has failed, render that has blown and is drumming hollow, or a flag bedded on dabs that now rocks. Fixing those is building work rather than maintenance.
Building control in Northern Ireland is administered by your district council under the Building Regulations (Northern Ireland) 2012, and there is no private approved inspector route here. Repointing or patching render is not usually notifiable, but it is worth knowing where the line sits if the repair grows.
- Blown render sounds hollow when tapped and will come off under pressure. That is a repair, not a cleaning failure.
- Failed pointing lets water into a wall and is worth fixing once it is exposed.
- We would rather point out a defect than wash over it and leave it for the next person.
Cleaning Different Surfaces
Concrete Flags And Natural Stone
Concrete flags are relatively tough but they still etch if the lance is held too close, and the etching shows as parallel lines in low winter sun for years afterwards. Consistent distance and a steady sweep matter more than pressure.
Natural stone varies enormously. Some sandstones are soft enough to lose their face under a narrow jet, and a riven surface holds algae in the texture so it needs a wider fan and more patience rather than more force. Where a chemical treatment will do the work more gently, that is the better route.
Block Paving And The Sand Problem
Block paving cleans up beautifully and the process strips the kiln dried sand out of every joint. That sand is not cosmetic, it is what interlocks the blocks and stops them moving under a car.
So cleaning a block drive without rejointing it afterwards leaves it looser than it was, and weed seed lands straight into empty joints. Recharging the joints with fresh kiln dried sand is part of the job, not an optional extra, and it is the step cheap quotes leave out.
Render, Masonry And Pointing
Render is cleaned at low pressure with a wide fan, worked evenly, because the difference between clean render and damaged render is a matter of seconds at close range. Render that is already blown will come off whatever you do, and it is better to identify that by tapping it first.
On masonry the pointing is the weak point. Old, soft or already failing pointing will wash out under pressure, and a wall with open joints takes water in. Where we find that, we would rather stop, tell you, and repoint than leave a clean wall that is now letting water through.
Timber Decking And Fences
Timber wants the least pressure of anything. Hit softwood decking with a narrow jet and it raises the grain, leaving a furred surface that traps dirt and feels rough underfoot, which is worse than what you started with.
Cleaned gently, along the grain rather than across it, with a wide fan, decking comes up well and can then be treated. It is worth doing in that order, because treating over a dirty deck seals the dirt in.
How A Cleaning Job Runs
Identify The Surface
Concrete, natural stone, block, render or timber, and what condition it is in. This decides the pressure, the nozzle and whether to use a chemical treatment instead.
Check For Weak Points
Tapping render for hollow areas, looking at pointing and joints, and spotting any flag that already rocks. Cleaning will expose all of these forcefully.
Protect And Prepare
Planting, doors, vents and anything that should not get soaked covered or moved, and loose debris cleared before water is added to it.
Clean At The Right Pressure
Consistent distance and a steady overlapping sweep, wide fan where the material needs it, so the result is even rather than patchy or striped.
Rejoint And Repair
Kiln dried sand back into block paving joints, repointing where cleaning has opened it up, and any defect found flagged to you rather than covered.
Clear The Silt
Solids swept and collected rather than flushed into a gully, and the area rinsed down and left clean rather than covered in dried slurry.
Frequently Asked Questions
Can power washing damage my patio?
Easily, and it happens in seconds. Holding the lance too close etches parallel lines into the surface that show in low winter sun for years. Soft natural stone can lose its face entirely under a narrow jet. Consistent distance, the right nozzle and a steady sweep matter far more than raw pressure.
Why does my block paving move after being cleaned?
Because the cleaning stripped the kiln dried sand out of every joint, and that sand is what interlocks the blocks and stops them shifting under a car. Cleaning a block drive without recharging the joints leaves it looser than before and lets weed seed straight in. Rejointing is part of the job, not an extra.
Will you clean render?
Yes, at low pressure with a wide fan and worked evenly, because the gap between clean render and damaged render is a matter of seconds at close range. We tap it first, because render that has already blown sounds hollow and will come off whatever you do. Better to know that before starting.
Can you clean my decking?
Yes, gently and along the grain rather than across it. Timber wants the least pressure of anything. A narrow jet on softwood decking raises the grain and leaves a furred surface that traps dirt and feels rough underfoot, which is worse than the dirt was. Clean first, then treat, never the other way round.
Where does all the dirty water go?
The solids get swept up and taken away, not flushed into the nearest gully. Silt, moss and jointing sand washed into a gully settle there and cause exactly the blockage people ring about a few months later. It is a small amount of extra work and it prevents a genuine problem.
Should I have my old brick house power washed?
Ask first, particularly if it is listed or in a conservation area. Aggressive cleaning of historic brick, stone or lime render can permanently damage the face of the material, and that is precisely what listing exists to prevent. Soft, low pressure methods are almost always the right approach on old masonry.
Why did the pointing wash out of my wall?
Because it had already failed or was soft to begin with, and pressure found it. A wall with open joints takes water in, so this is worth fixing rather than ignoring now that it is exposed. Where we find it during a clean we stop and tell you rather than leaving a clean wall that now leaks.
Will all the stains come out?
No, and anybody promising otherwise is overselling. Organic growth, moss, algae and general grime come off well. Oil that has soaked into porous concrete, rust marks and some mineral staining may lighten rather than disappear. We would rather set that expectation before we start than have the conversation at the end.
Is a chemical treatment better than pressure?
Often, on delicate or heavily textured surfaces. A riven natural stone holds algae down in the texture where a jet cannot reach it without damaging the face. A treatment does the work more gently and more thoroughly. It is not a shortcut, it is the correct tool for some materials.
How often should a patio be cleaned?
Less often than most people think, because every clean takes a little off the surface. In a damp Belfast garden, a shaded north facing patio will need it more than a sunny one. Keeping leaves cleared through autumn does more to prevent algae than an extra wash does to remove it.
