Storage Built In
Fitted Storage Solutions Belfast
Every house has a cubic metre or two of space that no piece of freestanding furniture can reach. CSW builds storage into those spaces in Belfast homes.
The Space Furniture Cannot Reach
Stand in the hall of a typical Belfast terrace and look at the understairs. There is a good two cubic metres in there and almost none of it is doing anything, because the shape is wrong for boxes and no wardrobe or cupboard you can buy is a triangle. The same is true of the sloping eaves in a converted attic, the shallow recess beside a chimney breast, and the dead corner behind a utility door.
That is where fitted storage earns its money. Not as a luxury but as the only way to use volume the house already has and is currently wasting. In a small house it is frequently the single most useful thing you can spend on, because it does what an extension does, gives you somewhere to put things, without the extension.
We make and fit wardrobes, utility and laundry storage, understairs cupboards and drawers, boot rooms, home office joinery and the tall storage that turns a chimney recess into the most used part of a room. All of it built to the space rather than adapted to it.
Wardrobes And Bedroom Storage
Floor to ceiling wardrobes built into alcoves and across sloping eaves, with the internal layout worked out around what you actually hang, fold and stack rather than a standard split.
Understairs And Hallway
Drawers on runners that pull the deep dead space out to you, shoe and coat storage, and a boot room arrangement that stops the hall being where everything lands.
Utility, Laundry And Home Office
Appliance housings, drying and airing space, cleaning storage, and desk and shelving joinery built into a bedroom corner or a landing recess.
Why CSW For Fitted Storage
Built To The Space
Made to the actual dimensions of an awkward recess or a sloping eaves, so no volume is lost to packers and filler panels.
Made By Our Own Joiners
The people who make it fit it, so a wall that is worse than the survey suggested is solved on the bench rather than covered with trim.
Internals Designed Around You
Hanging, folding, shoes, ironing board, hoover. The dull inventory that decides whether the storage is actually used.
Matched To The House
Because we can run matching mouldings, fitted work sits with the existing trim rather than announcing itself as new.
Builders As Well
If a stud needs moving, an opening forming or a floor levelling before the storage goes in, that is our work too.
Ventilation Considered
Boxing in a boiler, a meter or a flue has real implications. We check rather than enclose and hope.
Where Fitted Storage Meets The Rules
Fitted furniture is almost entirely unregulated, which is worth saying plainly. The exceptions are about what you enclose rather than what you build. This is general guidance and your district council's building control service is the authority on your own job.
Furniture, Not Construction
A wardrobe, an understairs cupboard, a run of shelving or a fitted desk is furniture. It does not attract a building control application, there is no consent to obtain, and there is nothing to notify.
Building control in Northern Ireland is administered by your district council under the Building Regulations (Northern Ireland) 2012, and there is no private approved inspector route here. For fitted storage on its own, none of that comes into play.
- Building a cupboard into an existing recess is not notifiable work.
- Cutting through a wall to join two spaces may be, if that wall is structural.
- A Building Notice can only be used for minor planned work to a single domestic property, so anything structural is a Full Plans question.
What You Must Not Enclose
The real cautions in fitted storage are about boxing things in. A boiler, a flue, a gas meter or an electricity meter all need access and, in several cases, ventilation, and enclosing one without allowing for that is a genuine safety matter rather than a technicality.
The same applies to any inspection or access point. Storage built tight across a stopcock or an access hatch is storage that will be partially dismantled at the worst possible moment.
- Never enclose a boiler or a flue without confirming the ventilation and access requirements.
- Meters need to remain readable and accessible.
- Design a removable panel or a hinged access in rather than sealing something in permanently.
Sockets, Lighting And Certification
Fitted storage regularly comes with lighting inside a wardrobe, a socket in a home office run, or a spur for an appliance in a utility. That is electrical work, and in Northern Ireland it carries no statutory certification requirement at all.
Part P does not apply here and there are currently no statutory requirements for domestic electrical installation work. So a socket added inside a fitted unit will not be certified by anybody unless you ask for it, and once the joinery is in, the cabling behind it is inaccessible.
- Ask for the electrician's registration and an installation certificate before the joinery covers the cabling.
- Plan socket and lighting positions before the units are made, not after they are fitted.
- In a privately rented property, The Electrical Safety Standards for Private Tenancies Regulations (Northern Ireland) 2024 apply separately.
Making Awkward Space Useful
Understairs, Properly
The mistake with understairs is a single door into a deep triangular void. Everything ends up at the back, out of reach and forgotten, and you keep the hoover at the front because it is the only thing you can get to.
The answer is drawers or pull out units that bring the space out to you, sized to the reducing headroom so the tall end takes coats and the low end takes shoes. It costs more than a door and a light, and it is the difference between storage you use and a cupboard you dread.
Sloping Eaves And Attic Rooms
A converted attic has a band of low headroom around the edges that is useless for standing and perfect for storage, and no freestanding furniture will ever fit it. Built in drawers and doors along the eaves recover a genuinely surprising amount of space.
It has to be built to the actual angle, which varies along the run more than people expect, and it has to allow access to anything hidden behind, because the eaves void is often where services run.
Wardrobes Designed Around What You Own
A standard wardrobe splits into a hanging rail and a shelf, which suits nobody exactly. The useful version starts with an inventory: how much long hanging you actually have versus short, whether you fold or hang jeans, how many pairs of shoes need to be visible rather than boxed.
That inventory changes the internal layout completely, and it costs nothing to do. Double hanging in most of a wardrobe with one full height section for coats and dresses fits far more in the same volume than a single rail across the whole thing.
Utility And Boot Rooms In A Wet Climate
In Belfast the most useful storage in a house is often the least glamorous: somewhere for wet coats, muddy boots and a drying space that is not a radiator in the living room.
That wants ventilation and a surface that copes with water rather than a beautiful painted finish. It also wants to be near the door people actually use. A boot room by the front door in a house where everyone comes in the back is a nicely made piece of furniture nobody uses.
How A Storage Job Runs
Measure The Awkward Space
Recesses, eaves angles and understairs headroom measured at several points, because none of these spaces is regular and the design depends on the real numbers.
Take The Inventory
What is actually going in it. Long hanging, folded, shoes, hoover, ironing board, files. This shapes the internals more than the outside does.
Check What Is Behind
Services, meters, boilers, stopcocks and access hatches. Anything that must stay reachable gets a designed access rather than being sealed in.
Plan Power And Light
Sockets and internal lighting positioned before the units are made, and the certification asked for while the cabling is still accessible.
Make In The Workshop
Built to the survey and prepared for finish off site, which means less dust in your house and a better standard than site made work.
Fit, Scribe And Finish
Installed and scribed to walls, floors and ceilings as they are, trim matched to the room, and everything left ready for decoration.
Frequently Asked Questions
Do I need permission for fitted storage?
No. A wardrobe, understairs cupboard, run of shelving or fitted desk is furniture rather than construction, so there is no building control application and nothing to notify. That only changes if making room for it involves altering the fabric of the building, for instance cutting an opening through a structural wall.
What is the best way to use understairs space?
Not a single door into a deep triangular void, which is the usual arrangement and the reason everything ends up unreachable at the back. Drawers or pull out units bring the space out to you, sized to the reducing headroom so the tall end takes coats and the low end takes shoes.
Can you box in my boiler?
Sometimes, and it needs checking rather than assuming. Boilers, flues and meters have access and in several cases ventilation requirements, and enclosing one without allowing for those is a genuine safety matter. Where it can be done, we design in a removable panel or hinged access rather than sealing anything in permanently.
Is fitted storage worth it in a small house?
It is often the single most useful thing you can spend on, because it uses volume the house already has and is currently wasting. In a small Belfast terrace the understairs, the chimney recesses and the eaves add up to a surprising amount of space that no freestanding furniture can reach.
Can you build storage into a sloping attic room?
Yes, and it is one of the better applications. A converted attic has a band of low headroom around the edges that is useless for standing and ideal for drawers and doors. It has to be built to the actual angle, which varies along the run, and to allow access to anything behind, since services often run there.
How should a wardrobe be laid out inside?
Around what you actually own rather than a standard split. Start with an inventory: how much long hanging versus short, whether you fold or hang jeans, how many pairs of shoes need to be visible. Double hanging across most of a wardrobe with one full height section fits far more in the same volume than a single rail.
Will a socket inside a fitted unit be certified?
Only if you ask. Part P does not apply in Northern Ireland and there are currently no statutory requirements for domestic electrical installation work here, so nobody is obliged to certify a new socket or wardrobe light. Once the joinery is fitted the cabling behind it is inaccessible, so ask before it goes in.
Can you match the storage to the trim in the room?
Yes, and it makes a considerable difference. Because we run matching mouldings, the cornice, plinth and any panelling on a fitted unit can follow the existing skirting and architrave profiles. Fitted work that uses standard modern trim in a period room announces itself as new from across the room.
What is the most useful storage in a Belfast house?
Usually the least glamorous. Somewhere for wet coats, muddy boots and drying that is not a radiator in the living room. That wants ventilation and a surface that copes with water rather than a beautiful painted finish, and it needs to be at the door people actually use rather than the front one.
Do you make it on site or in a workshop?
In the workshop wherever possible and prepared for finish before it arrives, which means far less dust and noise in the house and a better standard than bench work done on trestles in a bedroom. Scribing and fitting are the parts that necessarily happen on site.
